Property investment hasn’t had the best reputation in the media recently, with buy to let presented as a declining investment option. However, new research suggests a more positive future for the sector.
Despite the negative picture the media paints of the buy to let market, new research reveals that it’s a different outlook entirely. According to a report from Market Financial Solutions, there’s significant optimism and ambition from younger generations.
Aspiring Landlords
The study shows that 1 in 3 UK adults want to own a buy to let property due to the financial security it promises. This comes despite regulation challenges and higher buy to let mortgage rates. However, there is a generation divide:
- 54% of 19–34-year-olds express a desire to invest in buy to let
- Just 14% of those over 55 want to invest in buy to let property
This reflects that, although there are more hurdles to investing in buy to let, young adults remain interested in the property market.
Property: A Preferred Wealth-Building Strategy
Furthermore, opinions on how well buy to let properties perform as an investment are strong:
- 60% believe property is a good way to boost finances
- 37% would choose to invest in buy to let over stocks and shares
- 53% see investment as a safe and stable investment type
Even in the sometimes-volatile economic market, property investment is a well-respected and sought-after goal for many.
The £1 Million Question
When asked how they would spend a £1 million lottery win, 58% said they would invest some or all of it in property. This figure jumps to a staggering 68% among younger adults, reinforcing property as a top financial priority.
Frustration over affordability
However, it’s not all optimism. 57% of 18 to 34-year-olds expressed frustration that investing in buy to let is now significantly harder than it was for previous generations. With rising house prices, stricter lending criteria, and increased regulation, many feel the odds are stacked against them.
A rising market
While the BTL landscape has undoubtedly evolved, the desire to invest in property remains strong, especially among younger adults who see it as a great way to invest. The challenge now lies in making the market more accessible and sustainable for future generations of landlords.
