What is a key worker mortgage?
‘Key worker’ mortgages are specialist mortgage products designed to help key workers with different incentives.
These rates may come with more generous affordability ‘stress tests’, meaning you could borrow more than with a standard mortgage rate, and often at a more competitive price point.
Who qualifies as a key worker?
Typically, you may be eligible for a key worker mortgage if you work as a:
- NHS clinician (e.g. nurses, paramedics, etc.)
- Doctors
- Police officers
- Firefighters
- Teachers
- Armed forces personnel
This isn’t necessarily an exhaustive list, and it may be that some lenders only offer to certain types of key workers.

How much can I borrow?
For standard homebuyer mortgages, lenders will allow you to borrow approximately 4.5 times your annual income. However, as a key worker, you may be able to borrow up to 5.5 times your income.
